The Flats of Cumberland offers a unique residential subdivision featuring 56- spacious, modern, and energy efficient modular homes with unlimited outdoor access nestled in the heart of the Comox Valley. As Prime Contractor, Graf Concrete & Iron brought this dream into reality as our crew completed the groundwork, roadways, utilities, stormwater management, landscaping, foundations, and finishing work for each LGS OCRA modular unit. Project managing this development challenged Graf to push their expertise to new heights, focusing on quality-results, efficiency, and sustainability.
The civil and construction work for the Flats of Cumberland was completed with careful attention to detail, high-quality materials, and adherence to local regulations. The groundwork provided the necessary infrastructure to support the installation of modern modular homes, ensuring the subdivision is both functional and sustainable. Scheduled for completion by 2025, the project will provide 56 attractive, energy-efficient homes within a thoughtfully designed community that blends convenience with modern living.

- Clearing and grading of the 8-acre site to ensure proper drainage and a level foundation for the modular homes.
- Excavation and soil stabilization to prepare for infrastructure installation and home placement.
- Construction of internal roadways, including the construction of durable, asphalt streets, parking, fire-turnarounds, and cul-de-sacs that provide easy access to each home.
- Installation of curbing, fencing, and facilities to enhance usability and access throughout the subdivision.
- Installation of essential utility lines, including water, sewer, gas, and electrical systems, to service all 56 units.
- Connection of homes to the municipal grid, ensuring a reliable supply of water, gas, electricity, and waste management services.
- Development of an efficient stormwater drainage system, including retention culverts, storm drains, and swales to manage water runoff and prevent flooding.
- Implementation of sustainable solutions to meet environmental regulations and minimize impact on the surrounding ecosystem.
- Laying of concrete raft-slabs and foundations walls designed to securely support the modular homes and offer clean, dry crawlspace storage ensuring stability and longevity.
- Reinforcement and leveling of foundation slabs to accommodate modular home installation.
- Creation of communal green spaces and garden beds throughout the subdivision to provide recreational areas for residents.
- Installation of trees, shrubs, and sustainable landscaping features to enhance the aesthetic appeal and environmental sustainability of the development.
- Installation of streetlights and signage to ensure proper illumination, safety, and navigation throughout the subdivision.
- Placement of clear directional and regulatory signs to facilitate smooth traffic flow and ease of access.
- Installation and completion of all finishing work within the LGS modular homes including trim, paint, cabinetry, tiling, fixtures, and more.
- General contracting and on-site safety as Prime Contractor of the subdivision.
